Renting Policies

 

Thank you for choosing Ray J. White & Sons, Inc.  We welcome you and look forward to having you as a resident.

 

GENERAL: Each applicant must meet the requirements of Ray J. White & Sons, Inc. Applicants must be 18 years of age and each individual must fill out a separate application and pay the application fee of $10.00 per individual and $15.00 for a married couple, which is non-refundable. Cash or money order only, checks or debit/credit cards will not be accepted.

 

PROCESSING: Each application must be fully completed, signed, and fee paid before it will be processed. Additional applications will continue to be accepted until the approved applicant has signed the lease and paid the security deposit. A copy of any state or federal issued ID is required along with proof of income and will become part of the completed application. Processing will normally be completed within 48 hours; however it can take longer if a complication arises such as difficulties contacting your past landlords. Once approved, each applicant must sign the lease and be fully responsible for the lease, rent or any fees due.

 

RENTAL HISTORY: Applicant must have good rental references. Relatives are not acceptable as rental references. Application may be denied for evictions, damages beyond normal wear and tear, illegal activity on premises, refusal to re-rent by previous landlord or a balance still owed to previous landlord.

 

INCOME: A gross income equal to or greater than three times the amount of the monthly rent is required.  Applicant must provide verifications of SSI, child support, etc. Unemployment payments will not be considered as income. Section 8 or Idaho Housing will not be accepted.

 

CREDIT: All information showing on the credit report is subject to verification, including previous address and place of employment. Some items that are looked at are: late payments, tax liens, charge-offs, repossessions, judgments and discharged bankruptcies. Any applicant who has an open bankruptcy will automatically be denied. A credit score under 600 will automatically be denied. All other applications will be considered and at RJWPM’s discretion, the applicant may pay a larger security deposit or pre-pay the rent for the full term of the lease to qualify if credit is not acceptable.

 

CRIMINAL BACKGROUND: Any felony criminal conviction of any kind will be an automatic denial.

 

SECURITY DEPOSIT: The security deposit must be paid in advance.

 

CO-SIGNER: A co-signer will be accepted for no rental history never for bad credit.  A qualified co-signer must have a credit score of no less than 700. The same qualification requirements will apply to the co-signer as well as the applicant.

 

CONDITION: Our standards may or may not be equivalent to your standards. If you see something that you don’t like, or if there is something that you would like to request, this must be done during the application process and we will present it to the property owner. If the request is granted, the modification will be made prior to you taking occupancy.

 

RENTAL AGREEMENT SIGNING: Once you are approved, you will be notified by phone and we will schedule a signing appointment. All adults must sign the rental agreement. We can fax the agreement to a Co-Signer for a signature.
