Welcome to Ray J. White & Sons, Inc. We are a full service real estate company which has been serving the Lewis-Clark Valley since 1921. We have multiple divisions of the company including our Property Management Department. This department specializes in renting and managing residential and commercial properties. Our property management personnel are all licensed real estate professionals.
Our client services include (i) tenant placement, (ii) lease negotiations (iii) credit screening, (iv) arranging for maintenance and repair work, (v) property inspections, (vi) collecting delinquent rent and (vii) monthly and yearly financial reporting.
We are dedicated to keeping our clients’ investments in good repair and fully occupied. We find rental properties for qualified tenants and offer our clients peace of mind that their investment is being cared for in a professional manner.
What We Do For Our Clients
Tenant Screening: Each potential tenant is required to complete an application and we then verify the applicant’s employment, rental history and credit history. This results in providing our clients with properly screened tenants.
Maintenance: We use a trusted group of vendors who provide quality maintenance services at reasonable prices. We coordinate and follow up on all repairs each step of the way. In the case of an emergency situation, tenants are able to contact our office twenty four hours per day.
Inspections: We make a thorough inspection of our managed properties upon taking over management, then every six months after each new occupancy and every six months thereafter or as needed. Each month we conduct exterior inspections of our managed properties.
Delinquencies: In the event that rents are not timely paid we begin the process necessary to collect delinquent rents and/or remove the tenant.
Accounting: We offer to make all property related payments including utilities, mortgage payments, insurance, property taxes, repair charges, etc. Each month we mail or e-mail a transaction statement showing monies collected and disbursements that have been made. We can mail client proceeds directly to them or into a checking/savings account of their choice. At the end of the year we prepare and mail a Form 1099 for tax purposes as well as an income and expense summary for the entire year.
Available Properties: Our office updates rental listings frequently so that potential tenants will have the ability to search for housing from what is currently available. We present vacant properties on our “Available Rentals List” at our office and on our website, in periodicals and each available property will have “For Rent” signs placed upon them.
